Buying a home means dealing with half a dozen professionals you've never met. I've watched a lot of them work. Tell me what you need and I'll introduce you to someone who does it properly.

Who you might need

The team around your transaction

Most buyers need three or four of these. I can introduce you to any of them.

Home inspector

The person who tells you what you're actually buying. A good one saves you from a roof you didn't budget for; a lazy one costs you thousands.

Title & escrow

They hold the funds, clear the title, and run closing. Responsiveness here is the difference between a smooth close and a chaotic one.

Homeowners insurance

Required by your lender and needed before closing. Worth shopping properly — premiums for the same house vary far more than people expect.

Contractors & trades

Roofers, HVAC, plumbers, electricians. Especially useful when an inspection turns up repairs you want priced before you negotiate.

CPA & tax advisor

Particularly if you're self-employed. How your returns are prepared directly affects how much home you qualify for.

Real estate attorney

For trusts, estates, partnerships, or anything where the ownership structure is more complicated than two names on a deed.

I don't publish a list because the right recommendation depends on your property, your timeline, and your budget. The inspector I'd send to a 1970s Glendale ranch isn't the one I'd send to new construction in Buckeye.
