What each piece means
Principal & interest
The loan itself. Principal pays down what you borrowed; interest is the cost of borrowing it. This part is fixed for the life of a fixed-rate loan.
Taxes & insurance
Usually collected monthly into an escrow account and paid on your behalf. These can change year to year as assessments and premiums move.
Mortgage insurance
Applies when you put down less than 20%. On a conventional loan it comes off once you reach 20% equity; on FHA it typically stays for the life of the loan.
