Payment calculator

What will it actually cost you each month?

Most calculators only show principal and interest, which is why the real payment comes as a shock later. This one includes taxes, insurance, HOA, and mortgage insurance — the whole picture.

Estimates only · Your actual payment depends on your approved rate and final escrow figures

Read this before you trust the number. This is an estimate, not a quote. Real property tax rates vary by county and assessment, insurance depends on the specific home, and your rate depends on your credit and program. Use it to get in the right neighbourhood, then let me price your actual scenario.

Reading your payment

What each piece means

Principal & interest

The loan itself. Principal pays down what you borrowed; interest is the cost of borrowing it. This part is fixed for the life of a fixed-rate loan.

Taxes & insurance

Usually collected monthly into an escrow account and paid on your behalf. These can change year to year as assessments and premiums move.

Mortgage insurance

Applies when you put down less than 20%. On a conventional loan it comes off once you reach 20% equity; on FHA it typically stays for the life of the loan.
