Odd file? Self-employed, recent credit event, investment property, complicated income. Send it over before you write the offer.

On co-marketing and compliance. Shared marketing is allowed when each party pays their fair share of the actual cost of the service received. What isn't allowed is paying for referrals themselves, in either direction. I keep documentation on anything we produce jointly so both of us stay clean under RESPA Section 8.

The fastest way to lose a deal is to find out at day twelve that the borrower was never going to qualify. Send me the situation up front — even loosely — and I'll tell you within a few hours whether it works, what it would take, and what the realistic timeline looks like.
