    This is the step most buyers skip, and it costs them houses. A pre-approval tells you your real budget and tells sellers you're serious. It takes about ten minutes and doesn't touch your credit.

    Find the home with your agent

    Don't have an agent yet? I'll introduce you to someone I trust in your market. If you already have one, I'll keep them looped in on every milestone so nothing stalls.

  3. 03

    Make an offer backed by real financing

    I turn around updated pre-approval letters fast, including evenings and weekends, so you can move the moment you find the right house.

  4. 04

    Underwriting, appraisal, and title

    This is where deals fall apart when nobody's driving. I stay on top of every party, chase documents early, and tell you the truth about timing.

  5. 05

    Close and move in

    You'll know your final numbers well before closing day — no surprises at the table. My clients average a ten-day close.

What you'll need

Get your documents ready and you'll close faster

You don't need all of this to start a conversation — but having it ready is the single biggest thing that speeds up your loan. Send what you have and we'll work through the rest together.

  • Photo ID for every borrower
  • Last two years of W-2s or 1099s
  • Last two years of tax returns, all pages
  • Most recent 30 days of pay stubs
  • Last two months of bank statements, all pages
  • Statements for retirement and investment accounts
  • If self-employed: profit and loss, plus business returns
  • If using gift funds: a signed gift letter
Every page, even the blank ones. Underwriters reject partial statements, and that's the most common cause of a one-week delay. Send the whole document the first time.

What people ask me most

How much house can I actually afford?

It comes down to your income, your existing monthly debts, your down payment, and current rates. Most lenders look for your total housing payment plus debts to land under roughly 43–50% of your gross monthly income, though several programs allow more. What's the difference between pre-qualified and pre-approved?

A pre-qualification is a rough estimate based on what you tell me. A pre-approval means I've reviewed your actual documents and credit, so it carries real weight with sellers. In a competitive market, a pre-qualification often isn't enough.

How much are closing costs?

Typically 2–5% of the purchase price, covering lender fees, title, escrow, appraisal, and prepaid taxes and insurance. Some of it can be covered by seller concessions or a lender credit, and I'll give you a written estimate up front so you can plan.

Do I need perfect credit?

No. Conventional loans generally start around a 620 score, FHA can go lower, and VA has flexibility for eligible veterans. If your score needs work, I'll tell you specifically what to fix and roughly how long it takes.

Can I buy with a co-borrower or family member?

Yes. Co-borrowers and non-occupant co-borrowers are both common, and combining incomes often opens up a meaningfully better price range.
