How value gets decided

Why is my online estimate different from yours?

Automated estimates work off public records and broad neighbourhood averages. They can't see that you replaced the roof, or that the comparable two streets over backs onto a main road. A human comparison catches what the algorithm can't.

Is this the same as an appraisal?

No. An appraisal is a formal opinion of value from a licensed appraiser, ordered by the lender during a loan. This report is a planning tool — useful, free, and not a substitute for the appraisal that happens later.

Will I get pressured to sell or refinance?

No. Plenty of people request this and do nothing for years. If the numbers say staying put is your best move, I'll tell you that.

How much equity do I need to drop mortgage insurance?

On a conventional loan, generally 20%. If your home has appreciated enough to get you there, refinancing can remove that cost from your payment permanently — which is exactly the kind of thing this report surfaces.
